Come visit this gorgeous 8 bedroom, 7½ bath, 5 fireplace waterfront home on the Private side of Lake Anna. Enjoy the exquisite views from every bedroom. Relax in the spacious 2-story great room with lots of seating, gas fireplace, and large 4K TV / Surround Sound systems.
The gourmet kitchen easily accommodates large groups with two sinks, two ovens, two dishwashers, two microwaves, three refrigerators + separate ice maker, griddles, 5- quart stand mixer, Keurig + grinder + 2 other coffee makers, etc. Other highlights include the walk-in pantry and over 90 cubic feet of refrigerator/freezer space. There is a breakfast bar for added seating as well as a breakfast nook with a window seat that has a beautiful view. For your outdoor enjoyment we have a private beach (with additional natural sand in the water & gentle slope), covered 3 slip (with lifts that you can use! None reserved for owners!) pier with large water slide and a fourth screened-in porch (three on the house) & huge sun decks, large gas grill (tapped into a 500 gallon underground propane tank), corn hole games (indoor & outdoor), exterior playset, tether-ball, full-size volleyball court, Foosball, and ping pong.
Six bedrooms with king beds, including three masters with fireplaces, plus 40” HDTV’s/blu-ray players. The three "almost masters" include one Jack 'n Jill bath and the other has a full bath 2 steps from the bedroom door. Two bunk rooms containing: basement with 3 bunk beds and FROG with 2 bunk beds (twins over fulls). There are two entertainment centers and a media room with 1080p to 4K HD screens ranging from 65” to over 135” in the media room, all include surround sound. Our satellite TV system works on 7 screens and includes Blu-Ray players & access to a central DVR system and most all of the premium channels. Recreational areas include the great room, downstairs pool table/poker table rec area, large game room over the garage, upper level open seating area, and 3 screened-in porches (SIP’s) one of which will seat 20+ people. The lower level SIP includes a ping pong table, while the game room over the garage includes three 24' HDTV’s with large TV, ATARI style multi-game controllers, an air-hockey table, foosball table, board games, books, train set, and kitchen set. The lower level game room is perfect for the adults with a wet bar, fireplace, pool table, large HDTV, Blu-ray player, and a large poker/game table, and piano.

• Most foot traffic goes through one of our 3 screened-in porches or garage, which keeps flies out!
• Septic system is high capacity to allow larger gatherings
• 140 gallons in our THREE hot water heaters + circulating pumps – so plenty of instant hot water
• Advantages of the private side: safer, significantly fewer boats on the water, and 3rd cooling lagoon has water close to main lake temperatures
• Insulated interior BR walls/floors, additional pocket doors for added soundproofing
• Main level screened-in porch has ample seating for large groups – easy to bring inside if you wish
• Exterior decking or patios are accessible from four of our bedrooms.
• Full ceiling over boat slips prevent 'gifts' on your boat from unfriendly birds since they can't perch on the rafters
• House uses an ERV (energy recovery ventilator) that brings in fresh air, which is a HUGE plus for anyone that has chemical sensitivities. You can request in advance 'unscented linens' if you don't like the mild scent from the fabric softener.

• We have several baby gates in strategic places, 2 pack ‘n plays, and 2 booster seats
Our Cancellation Policy does not fit one of the VRBO standard options:
• Please recognize that large homes typically book up to a year in advance, as several families typically need to coordinate their schedules.
• Any/all cancellations are subject to a $300 fee, so please consider this a booking and not a ‘reservation’.
• Summer (June, July & August): Refunded or carried forward (your choice) if cancel 6 months prior to your rental start date.
• Other months: Same, but 3 months prior except holidays, 4.5 months prior.
• With less notice than 3 or 6 months’ notice we’ll do our best to re-rent your time with us, so the sooner you let us know the better! EC is VERY popular, and to date with any reasonable amount of notice we’ve ALWAYS been able to re-rent EC. To the extent we re-rent EC we will refund or carry forward your payments. Naturally, if you have paid in full we’ll immediately refund your deposit, cleaning & linen fees.
Pets: We are accepting pets for longer off-season bookings on a case by case basis.
